Lauras Story: Avoiding a 6.5k ERC


Laura came to us after separating from her partner and wanted to buy a shared ownership home. She was still tied into a 2-year fixed mortgage deal and faced a daunting £6,500 early repayment charge (ERC).


At first, she assumed paying the ERC was unavoidable. But after reviewing her situation, our broker Natasha identified a smarter approach. By porting her existing mortgage and submitting the new application within three months of selling her previous home, we were able to secure approval for a smaller mortgage while still convincing the lender to refund the full ERC.

Tom & Sophie’s Smooth Move Back to London


Tom and Sophie were relocating back to London after spending time in Scotland. They were still in a fixed-rate mortgage with NatWest and wanted to buy a new-build home, so timing was crucial.


One of them had transferred to a new company but hadn’t started yet, which complicated the mortgage process. Initially, NatWest couldn’t accommodate them, so we arranged a mortgage through TSB to keep the purchase on track. During the application process, their new job officially began, allowing us to secure a new offer with NatWest, meaning they avoided paying early repayment charges from switching lenders.


Recently, when their deal was coming to an end, we reviewed their situation and moved them onto a new lower rate, just weeks before rates increased. We guided Tom and Sophie every step of the way, ensuring deadlines, lender requirements, and new-build timing all aligned perfectly, helping them secure their London home smoothly and without unnecessary costs.
