CIS contractor: Unlocking more borrowing power

We recently helped a client who’s a CIS contractor. On paper, his last two tax returns showed a net income of £38,000, meaning he could borrow around £170,620. But here's the game-changer… He’s paid a day rate of £252, and we worked with a lender that allowed us to use that instead of his SA302s. This boosted his usable income to £56,743 which increased his borrowing capacity to £254,776 - That’s an extra £84,156 in borrowing power!

Making complex income work

We recently helped a couple secure a mortgage on a new build with a £20k deposit and a £10k builder contribution. One applicant worked as a flight attendant, with income from basic pay, flight hours, overtime, and allowances. Many lenders would only consider part of it. We found a lender who took the full picture into account and crucially, it meant they met the affordability to borrow what they needed.

£5000 deposit

This client came to us hoping for a 0% deposit mortgage - but it wasn’t the right fit. Instead of giving up, the broker explored every option and found a low-deposit solution that worked. With a £64,000 joint income, a few credit cards and loans, and a £5,000 gift from family abroad, we found a lender who said yes. A perfect example of how the right support can open doors.

Credit blips, still got the keys

We recently helped a couple with two defaults, childcare costs, and existing loans buy their first home through a 50% shared ownership scheme. They had a joint income of £52,000, a 5% deposit, and were also receiving Universal Credit. One applicant had just returned from maternity leave on reduced hours. We found a lender who looked past the credit issues and considered their full situation, and the mortgage was secured with just a 5% deposit. They are now moving into their new shared ownership home with their children.

Buying solo with a 5% deposit

Our client was initially worried about affordability and planned to buy with her mum, believing she wouldn’t qualify for a mortgage on her own. After speaking with one of our expert brokers, she discovered that she could secure a 95% loan-to-value (LTV) mortgage in her own name on a new-build property. With a deposit of £21,000, she was able to step onto the property ladder independently - something she hadn’t thought possible before. The result is a home she can truly call her own, without needing a second applicant.

We recently helped an NHS couple secure their first home despite several challenges. She had two NHS jobs, and he worked bank shifts—income types many lenders only partially consider. They were on visas, had two dependants, and just a 5% deposit, though they qualified for a 5% lender contribution.
